Oak Tree Village began in 1986 as a ground-up retail development on a 99-year ground lease with Seattle Public Schools, anchored by a successful local grocer. The center opened strong, but over the decades, the grocery space saw multiple transitions—including bankruptcy, ownership changes, and operational challenges.
TRF stayed engaged through every chapter. After assisting with leasehold management in 2006, TRF navigated a difficult 15-year run with an independent operator, culminating in the grocer’s closure during the pandemic. Rather than accept a long-term vacancy, TRF worked closely with its brokerage team and the ground lessor to re-energize the site.
In 2023, the center secured a new lease with a respected local grocery chain, revitalizing the anchor space and extending the property’s viability well into the future.
Now nearly 40 years in, Oak Tree Village continues to serve the North Seattle community—a testament to TRF’s hands-on approach and commitment to helping neighborhood centers evolve and endure.
