A Refreshed City Center with Staying Power
Developed in partnership with the City of Pico Rivera, Crossroads Plaza began in 1988 as a 54-parcel community redevelopment project—anchored by a national grocer, a major home improvement store, and a mix of retail spaces.
Three decades later, TRF was once again at the helm as the center entered a new chapter. When the original anchors transitioned—a new grocery operator took over and the home improvement tenant relocated—TRF proactively evaluated reconfiguration and re-tenanting strategies to maximize the site’s potential.
Working closely with a local brokerage team, TRF spent four years thoughtfully repositioning the property. A new pad for a financial services tenant was created, and the former home improvement space was successfully reimagined to accommodate three soft goods retailers. The full renovation—completed in 2021—included updated facades, signage, and site improvements, breathing new life into the center.
Today, Crossroads Plaza is not only fully leased but generating stronger cash flow than ever—a testament to TRF’s ability to evolve with the needs of both tenants and communities while delivering long-term value.
