Anchoring a Growing Retail Core
Downtown Woodinville is a cornerstone project in TRF’s portfolio—one that transformed a cluster of rural homes into a thriving commercial hub at the heart of the city’s retail core. TRF began assembling the 44-acre site in 1995, partnering with the City of Woodinville to establish a strong sales tax base and bring thoughtful retail development to the area.
Launched with the support of a leading grocery anchor, the center was built in three phases. A national soft goods retailer joined early on with a build-to-suit location, followed by a national cinema that anchored the third and final block.
Today, the project is fully leased and home to a vibrant mix of national brands and local operators. The ownership group continues to invest in its long-term success—most recently completing public art installations, lighting enhancements, and pedestrian improvements to elevate the customer experience and support tenant growth.
Downtown Woodinville remains a central destination for shopping, dining, and entertainment in the region, reflecting TRF’s commitment to steady stewardship and forward-thinking development.
