An Eastside Destination, Built from the Ground Up
Sammamish Village began with a simple question from a local high-end grocer: could TRF help bring retail to a growing but underserved part of the Eastside? The answer became a years-long effort in creative problem-solving and patient development.
Starting in 2012, TRF assembled four contiguous parcels on the Sammamish Plateau to create a 6-acre site zoned for mixed-use development. What followed was a complex journey—relocating a train caboose, navigating zoning changes, addressing missing infrastructure, managing steep slopes and tricky soils, and ultimately master-planning a project that would serve the broader community.
The result is a standout retail and medical hub at the heart of Sammamish Town Center. Anchored by a local grocer and surrounded by a mix of successful tenants, the center also integrates a fully occupied residential site and sustainable features like a 1-million-gallon rainwater cistern beneath the parking lot, which irrigates landscaping across the property.
More than a shopping center, Sammamish Village is a model for thoughtful, community-focused development—and a testament to TRF’s persistence, creativity, and long-term approach.
