A Hands-On Development Effort
When a trusted business partner approached TRF to support a free-standing, single-tenant development in northern Idaho, TRF stepped in with both capital and expertise. Acting as a source of funding, construction financing, and development oversight, TRF helped bring the project from concept to completion—even during a challenging market window.
The result was a corporate-leased Sherwin Williams location that opened successfully and sold shortly thereafter at a favorable cap rate, surpassing investor expectations. The success of this first project laid the groundwork for two additional Sherwin Williams developments in Washington, completed in 2024, further demonstrating the value of TRF’s collaborative, hands-on approach.
