In the early 2000s, TRF saw potential in a former lumber yard on a busy corner in Redmond, recognizing it as a prime spot for more intensive use. What looked good on paper turned out even better in practice.

Anchored by Whole Foods, the center has remained fully leased since opening, consistently commanding strong rental rates. TRF developed and managed the project on behalf of ownership, refinancing it in 2007 under favorable terms .
