A Dual-Anchor Comeback Story
Wilburton Crossing is a 5.8-acre shopping center with a story that speaks to TRF’s long-term perspective and commitment to seeing projects through—no matter the challenge. Originally developed in 1990 for a local gourmet grocer, the center thrived for years until the operator filed for bankruptcy.
TRF quickly secured a new regional sporting goods anchor, investing significantly in tenant improvements. The store launched successfully but unfortunately met the same fate—another bankruptcy and a prolonged vacancy that tested the ownership group’s resilience.
Rather than cut losses, TRF stayed the course. A new chapter began when a local grocery chain took over half of the anchor space, soon followed by a national beverage retailer in the remaining half. This dual-anchor mix not only stabilized the property but significantly boosted NOI, helping to recoup losses and even fuel new development opportunities for part of the ownership group.
Since 2013, Wilburton Crossing has remained fully leased—a testament to TRF’s steady stewardship and ability to turn setbacks into long-term success.
