Margaret Atwater
Margaret has over 10 years’ experience in property management. Since joining TRF in 2014, her primary responsibilities have been identifying and meeting the ongoing needs of retailers and owners to include managing retail shopping centers from the ground up in facilities to tenant management and asset management.
Margaret understands the unique challenges and opportunities associated with retail properties, i.e. foot traffic, tenant mix, and consumer behavior. Daily she focuses on building positive relationships and resolving issues with tenants, vendors, and property owners crucial to ensuring smooth operations, financial performance, and a thriving retail environment.
As a Certified Property Manager CPM© from the IREM Institute, Margaret is competent in skills related to ethics, asset analysis, accounting, marketing and leasing, leading a team, property valuation and management, focusing on core competencies for managing property and maximizing its value.
In addition to a CPM, she also holds a B.F.A. from the University of Nebraska and a real estate license in Washinton.
When not working, she spends her time outdoors. During the winter, she is a certified professional ski instructor ( PSIA). In the summer, she recovers from the terror of teaching kids to ski and does nothing except walking her dog, Charlie. Sometimes paddle boarding. Sometimes biking. Mostly eating and drinking.
Erica Bowen
Erica started her role at TRF in July of 2013 as the Front Office Administrator. As she learned more about the business she obtained her real estate license and continued working for TRF as an assistant property manager.
She enjoys working with the tenants on a variety of day-to-day processes such as ACH payments, insurance, RentPayment, Energy Benchmarking and helping tenants understand their account balances.
When she’s not working, she enjoys time with her husband, two kiddos and black lab Luna. She loves entertaining, spending time outdoors, knitting, crocheting, yoga, baking and trying new things.
Cecelia Campbell
Cecelia has extensive small business experience in varied industries with an emphasis on operations and system development. She has worn many hats to fill business needs, resulting in a wide skill set varying including marketing techniques, logistics, and data management.
Cecelia started at TRF in March 2024. She supports the daily operations of our commercial properties by coordinating vendor access, managing tenant communications, and scheduling building maintenance and inspections. She also assists with accounts payable by tracking invoices, verifying services, and ensuring accurate coding prior to accounting review. Cecelia compiles supporting documentation for property managers to aid in collections, often referencing archived records and prior communications to provide context and clarity in tenant discussions. As a flexible team resource, she helps ensure continuity and serve as a centralized point of information across departments.
Cecelia holds a BA in History from University of California, Santa Barbara. Outside of work, she enjoys spending time outdoors and being active, rain or shine. She also attends live music shows, supports local businesses, solving puzzles, drinking good coffee, doing yoga and creating art.
Julia Cook
Julia has worked in operations and support for over ten years, applying her problem solving and project coordination skills with compassion and empathy. Having joined TRF Pacific Management Services in June of 2025, she now uses those skills to support and manage various communities. Her day-to-day activities involve communication, coordination, and support in equal measures to make sure that her communities are up to date and happy!
Julia holds a Bachelor of Fine Arts from Arizona State University and enjoys painting in her spare time.
Douglas Exworthy
Doug has spent 45 years working with TRF. He started with the Company in 1980 as a cost accountant for what was then strictly a commercial real estate development concern. He soon took on arranging construction and permanent financing for TRF’s real estate projects along with managing its banking and corporate lending relationships. In addition, his involvement is primarily with closely held projects where he oversees cash flows, investor relations and acquisitions and sales.
His education is through the school of life and he’s in no hurry to graduate.
Outside of work he enjoys gardening, traveling and playing the concertina.
Kate Gill
Kate has 20 years of experience in marina management. She began her time with TRF in April of 2020.
Kate oversees everything and anything related to operating the marinas including marketing, leasing, supplier and contractor organization with repair and maintenance of structures and piers. She also ensures compliance with all city, state, and federal department directives and law enforcement. She builds and fosters relationships with tenants. Anything that can and will happen at a marina, Kate’s on top of it.
Kate is currently working on her Art History degree at the University of Washington. Outside of work, she enjoys boating and her annual trip to Greece. She has recently purchased a little fixer upper house in a small fishing village on the Gulf of Corinth that she is enjoying renovating.
Toni Hahn, CMCA, AMS
With over 30 years of experience in the Association and multifamily industry, Toni specializes in team leadership, client services, building repairs, business partner relationships, and consulting services. Toni joined TRF in May of 2018 and played a key role launching the Association Management group.
On the weekends you will find her treasure hunting at estate sales, spending time with her family, cooking for friends, or road tripping to Montana with her dog.
Kathleen Hannon, CMCA
Kathleen has over two decades of experience managing Homeowner Associations and Condominium Associations.
Kathleen started with TRF in 2021. She manages a portfolio of condominium and homeowner associations. This includes owner communication, board meetings, and many maintenance requests.
Kathleen holds a CMCA designation from CAMICB. Outside of work, she enjoys traveling, gardening, and every dog she sees.
Kasey Haynes
Kasey has experience in a variety of fields including education, health and safety, and food service. She has held leadership and managerial positions, bringing empathy and compassion to these roles. She has aided in start-up businesses including the opening of multiple restaurant locations. Kasey is a star in customer service and is able to take on any situation.
Kasey joined TRF in August of 2024. She handles incoming and outgoing mail and communications, codes checks and invoices and assists in filing and organization throughout the office. She also heavily supports the association’s team.
Kasey holds a BA in English Literature & Writing and a BS in Integrated Language Arts from Ohio University. Outside of work, she enjoys reading fantasy and non-fiction, spending time with her tabby cat Silo, completing Thomas Kinkade puzzles, and seeing live shows with her wife.
Elliot Johnson
Elliot has a background in facility maintenance and site management specializing in deferred maintenance.
Elliot started with TRF in October of 2020. He inspects commercial properties for maintenance deficiencies and functions as the liaison between tenants and property management to create work orders for preventative maintenance. He is also the site manager for TRF’s Ward’s Cove property which includes one of Lake Union’s premier marinas.
Elliot holds a BA from the University of Washington with focuses in law, societies, justice, and philosophy. In his free time, he enjoys stand-up paddleboarding with his dog, camping, and reading.
James Johnson
James joined TRF Pacific in July of 2018 to kickstart the process of building a social media presence for one of TRF’s shopping centers, Sammamish Village. He has continued to do this with our Downtown Woodinville property and the TRF Pacific brand. In 2021, James became a licensed real estate broker and began assisting the residential team. In late 2024 He entered his current role in commercial real estate, assisting the leasing team.
Outside of work, James enjoys spending time with family and friends. He also has a lifelong passion for aviation and enjoys flying when the weather is nice.
Jack LeComp
Jack has 40 years of experience in residential property management. He has been with TRF since July of 2011. He handles the day-to-day operations for all our residential properties. This includes communicating with tenants, facilitating maintenance requests, and anything else that comes his way.
Jack has a BA from the University of Washington. In his free, time He enjoys spending time with his family, traveling, and gardening.
Regina Letrondo
Regina Letrondo has 25+ years’ experience in the accounting field and gained extensive property management accounting experience when she joined TRF Pacific in June 2013.
She is responsible for creating accurate and timely financial reports to help property owners make informed decisions about their investments, ensuring compliance with generally accepted accounting principles, assist in the budget process, reconciling NNN recoveries, monitoring cash balances for each property, assist in the preparation of year-end financial statements.
Regina graduated Magna Cum Laude, Bachelor of Science in Accounting in Divine Word University, Tacloban, Leyte, Philippines and passed the CPA board exams both in the Philippines (1989) and WA State (2003). Her hobbies include playing the piano, creating photo collage, and travelling
Alice Mwangi
Alice Mwangi is an experienced property accountant at TRF Pacific with a keen eye for details. She specializes in delivering excellence in all facets of finance and accounting.
Alice offers honed competencies in financial data and reporting. Willingness to provide accurate and insightful financial information to help clients make informed decisions and achieve their financial goals.
Outside of work Alice enjoys going out to sporting events, lots of road trips and outdoor photography.
Nga Nguyen
With several years of experience in property management accounting, Nga plays a vital role in maintaining TRF’s financial accuracy and operational efficiency. Since joining the team in 2022, she has managed daily accounting tasks including accounts payable and receivable, bank reconciliations, financial reporting, vendor payments, and 1099 tax filings.
Nga is known for her strong attention to detail, time management, and commitment to accuracy. She works closely with property managers, tenants, and vendors to ensure smooth financial operations and clear communication.
Outside of work, Nga enjoys exploring Seattle’s food scene, crafting her own milk tea recipes, and spending quality time with her family.
Nana Nishioka
Nana has several years of experience as an accountant. She started with TRF in September of 2020 as TRF’s association accountant and has been a commercial property accountant here for the past 3 years.
Nana deposits incoming checks, handles accounts payable and accounts receivable, and coordinates ACH with clients. She also inputs and upkeeps TRF’s digital accounting files.
Nana holds an A.A.S in accounting from North Seattle College. In her free time, she enjoys watching Netflix, taking warm baths, exploring new restaurants with her husband, and playing with her niece and nephews.
Frederick R. Parks
Rick has extensive leasing and real estate experience with companies such as CBRE, Grubb & Ellis, and Pulsair Systems Inc. He began his time at TRF in January of 2000, and has been an integral part of TRF’s commercial ventures. Rick directs the leasing team. He provides and applies both market information and leasing strategies to fill vacancies and renew tenant contracts.
Rick holds a BA in English from Washington State University. Outside of work he enjoys spending time with his family as well as his hobbies of hunting, fishing, and working out.
Robert M. Parks
Bob has decades of experience in property management, including the 50 years that TRF has been around. He founded TRF February 14, 1975 and has been here since, continuing to shape the company and prepare it for its next 50 years. Robert helps to maintain the overall goals of TRF day-to-day.
He has a BA from Stanford and was a member of the United States Navy Reserve for 43 years. In his free time, he enjoys traveling and spending time at places such as Hood Canal. He also enjoys attending the BNP Paribas Tennis Open at Indian Wells in California every year.
Tim Russell
Tim has spent the last three decades in commercial and industrial construction, bringing both hands-on knowledge and big picture thinking to his role at TRF. Since joining the firm in 2006 and becoming a partner in 2007, Tim has led development activities across the Puget Sound, Southern California, and Alaska—managing everything from vendor relationships to multi-phase, multi-year projects.
Tim’s approach is rooted in practical experience and a deep understanding of the full construction lifecycle. His day-to-day work reflects TRF’s commitment to long-term success: thoughtful decision-making, personal accountability, and an unwavering attention to detail. He’s a trusted partner for clients and team members alike, balancing deep technical insight with collaborative, responsive leadership.
Tim holds a B.A. in Speech Communications and an M.S. in Construction Management from the University of Washington. Outside the office, he’s happiest spending time with family, fixing up the house, woodworking, skiing, traveling, or cheering from the sidelines of just about any sport.
Zach Russell
Zach has two years of customer service for Connelly Skis, as well as a year of international sales and logistics.
Zach started with TRF in July of 2025. He organizes property maintenance, monitors any work in process, builds tenant relations, and creates budgets by property.
Zach holds a BA in Business Administration with an emphasis in innovation and change. Outside of work, he enjoys golfing, boating, and skiing, preferably with family and friends.
Phil Scott
Phil has been in commercial asset and property management for over four decades, starting in 1984 at TRF. His background includes roles such as accountant, controller, asset manager and currently he is the Managing Partner at TRF. Fun fact – in 2001, property management was re-launched within TRF by Phil and retired partner Kay Carlson and has become a critical piece of operations.
With over 40 years’ experience at TRF, Phil oversees day-to-day operations, property budgets, tenant renewal and tenant retention strategies to maximize the potential of owner investment, maximizing the long-term value and cash flow viability of all TRF owned and managed properties. Collectively with the property managers, Phil is also involved in the review and approval of all capital planning for existing properties. When he isn’t wearing his asset manager hat, he oversees the preparation of consolidated financial statements and has responsibility for quarterly tax reporting, monthly ownership financial statements, payroll and cash management.
Phil is a graduate of Seattle University with a BA in Business Administration and Accounting. His outside interests include skiing, cool cars, and travel.
Cassie Simpson
Cassie Simpson started her professional career in the Alaska State Legislature as a legislative secretary, where she developed her administrative skillset. She started her career in Property Management at the Frontier Building, first as the Operations Manager in 2016 before being promoted to Property Manager in 2020. Cassie has been a licensed real estate salesperson since 2020.
The Frontier Building is one of the finest and largest commercial office buildings in Anchorage. In her role as Property Manager, Cassie works daily with tenants, vendors, and contractors to make day-to-day operations possible for everyone. She also provides support for leasing and renewal activity.
Cassie earned her B.A. in Justice at University of Alaska Anchorage. She also a licensed hairdresser and instructor. She spends any free time crocheting and spending time with her pets.
Sebastian Sittig
Sebastian has been involved in IT and networking since the internet was only dial up. He has extensive experience with Microsoft based small and medium business networks and the associated platforms.
Sebastian started with TRF September 1997. He is responsible for planning and executing the IT strategy for multiple offices and remote staff. Sebastian also provides support for the users and their devices.
Sebastian holds a BA from the University of Washington Foster School of Business. Outside of work, He enjoys the classic Northwest trio of snowboarding, mountain biking, and hiking. Sebastian and his wife Dani have three grown children and foster kittens and puppies through her work with the Humane World for Animals. Sebastian has also worked as a firefighter since 2002.
Lanelle Tapsoba
Lanelle has over 2 decades in multi-family Property Management including multiple years in Association Management. Lanelle brings experience in customer service, crisis management, and building strong relationships.Lanelle joined TRF Pacific Management
Services in May of 2024. She manages a portfolio of condo and association properties and uses strong communication, problem-solving skills, and thoughtful decision making to build strong vendor and client relationships. Her duties include meeting with owners, coordinating maintenance and construction projects, and ensuring all association actions are in compliance.
Lanelle is working towards obtaining her CMCA credentials. In her free time, you’ll find Lanelle engrossed in a good mystery and spending time with her family. Her hobbies include interior design and incorporating Fung Shui into her spaces. Lanelle is studying crystal therapy and chakra healing and is working towards being certified in Reiki.
Steph Tubb, CMCA
Steph has over 35 years of experience in customer service and has been in association management for 2 years and counting.
Steph joined TRF in September of 2023. She manages a portfolio of 12 properties and ensures all owner concerns are addressed and resolved as promptly as possible. She deeply values her office relationships and ensures she is available to assist her co-workers in any way she can.
Steph is a certified CMCA. Outside of work, she enjoys relaxing at home.
Angela Yang
Angela is an experienced accountant. She is especially skilled in accounts payable and accounts receivable.
Angela started with TRF in May of 2025. She handles payments from tenants including checks and ACH. She also responds to tenant inquiries, processes AP invoices, and issues outgoing payments. She is also vital in reconciling bank statements and generating financial reporting packages for property owners.
In her free time, Angela enjoys crocheting holiday and birthday gifts for her niece and nephews.
Linda Yang
Linda started working with TRF Pacific LLC in 2023. She manages daily office operations, including onboarding new employees, handling basic HR queries, ordering office supplies, and ensuring the office runs smoothly. Linda is solution-oriented and quick on her feet. She is thoughtful, accountable, takes initiative, and a great team player who supports the entire team.
Outside of work, Linda enjoys travelling, running, and spending time with her friends and dog, Ria.
