Administrative Services:
Respond to homeowners' questions and concerns in a timely manner
Work alongside the Board to enforce Rules & Regulations
Attend board meetings
Review Reserve Study to be aware of upcoming projects
Solicit bids for work and services
Obtain qualified business partners & manage at the Board's direction
Coordinate projects and provide updates
Work with escrow and mortgage companies to provide necessary information for resale
Facilitate Powerful Neighborhood Programs
TRF will facilitate the process of the Powerful Neighborhoods Program in your community. The program provides energy-efficient LED light bulbs, low-flow showerheads, faucet aerators and advanced power strips to qualifying residences. Together, these upgrades can lower utility bills, save water and energy.
Financial Services:
Maintain all necessary bank accounts
Collection of monthly assessments
Provide and maintain an ACH program
Calculate and bill owners' assessments
Prepare, maintain and monitor annual budget (budget to actual)
Pay invoices
Create and distribute monthly financial and management reports
Monthly Reconciliation of Cash Accounts
Operational Services:
Provide facilities management services
TRF has a staff member dedicated to assisting with our condominiums' needs
Maintain 24 hour emergency line
Arrange and supervise contractor/vendor repairs and services
We manage and work with a trusted list of general and specialty contractors
Negotiate maintenance and repair contracts
With nearly 2 million square feet of managed properties, we're able to secure competitive pricing from our maintenance contractors.
